We specialize in offering low-to-moderate income families of Northeast Nebraska ample opportunity to improve their living conditions through one of our two housing programs. We began administering housing rehabilitation programs in 1994 and organized the direct homebuyer assistance program in 2001.

Owner-Occupied Rehabilitation

Does your home need repairs? Qualified homeowners are eligible to receive low interest loans to improve their living conditions.

Our Owner-Occupied Rehabilitation (OOR) program provides funding, usually in the form of low interest loans, to assist in structural repairs, energy conservation, modernization and interior renewal. The goal of the OOR program is to reduce monthly utility costs, improve energy performance, minimize ongoing maintenance, preserve the housing unit and add to the quality of life.

Direct Homebuyer Assistance

Interested in owning your own home but short on down payment funds? This program offers a 0% interest loan with payments on the loan deferred until transfer of title.

The Direct Homebuyer Assistance Program (DHA) is a 0% interest loan with payments on the loan deferred until transfer of title or resale of the home. Each applicant is required to provide $1,000 and secure a single family mortgage loan from a lender of their choice. All applicants must fit certain income guidelines and be approved by the Board of Directors.
